Do I need a permit for electrical work in BC?
Yes — most electrical work in British Columbia requires a permit from Technical Safety BC (TSBC). This includes panel upgrades, new circuits, EV charger installation, kitchen and bathroom electrical, suite development, and any 240V work. Simple like-for-like replacements (same outlet location, no wiring changes) typically do not require a permit. As licensed electrical contractors, we handle all TSBC permit applications and inspection coordination on your behalf. Unpermitted electrical work can void your home insurance and must be disclosed when selling.
How much does a panel upgrade cost in Vancouver?
In Greater Vancouver, a residential panel upgrade typically costs: $1,200-$2,200 for a 60A to 100A upgrade; $2,000-$3,500 for 100A to 200A; and $3,500-$6,000 for 100A or 200A to 400A. These prices include permit fees and the Technical Safety BC inspection. Factors that affect cost include whether the meter base needs replacement (+$500-$1,200) and whether aluminum wiring requires treatment. We provide free on-site estimates with detailed, itemized quotes before any work begins.
What is included in your EV charger installation?
Our EV charger installations include: panel capacity assessment; TSBC permit application; dedicated 40A or 50A circuit; conduit and wire run from panel to garage; charger mounting and connection; testing and commissioning; and the Technical Safety BC inspection. We work with all major brands (Tesla Wall Connector, ChargePoint, JuiceBox, Eaton). Most straightforward residential installations in Greater Vancouver fall in the $800-$1,400 range (charger hardware not included). We provide CleanBC rebate guidance with every installation.
Are you licensed and insured?
Yes. Line In Electric Ltd. is fully licensed by Technical Safety BC as an electrical contractor. All of our electricians hold valid TSBC journeyman or master electrician certifications. We carry comprehensive commercial general liability insurance and full WorkSafeBC coverage for every worker on your job site. We are happy to provide proof of licensing and insurance upon request.
What is Technical Safety BC and why does it matter?
Technical Safety BC (TSBC) is the provincial authority that regulates electrical safety in British Columbia. They issue permits, set the standards (BC Electrical Code), and conduct inspections of all regulated electrical work. Every permitted electrical job in BC requires a TSBC inspection before the work is officially closed. This inspection confirms the installation is safe and code-compliant. We handle the permit application, schedule the inspection, and coordinate everything — you don't need to do anything.
Can you do both residential and commercial electrical?
Yes. We work across both sectors throughout Greater Vancouver. On the residential side, our work includes panel upgrades, EV charger installations, lighting design, rewiring, and smart home systems. On the commercial side, we handle office and retail fit-outs, industrial wiring, power distribution, emergency and exit lighting, and tenant improvement projects. Our licensing covers both residential and commercial work to full BC Electrical Code standards.
What areas do you serve?

What should I do if I notice burning smell or sparking outlets?
A burning smell near an outlet, switch, or electrical panel is a serious warning sign — turn off the affected circuit and call us the same day. Large or sustained sparking when plugging in devices is also an urgent issue indicating a loose connection or wiring fault. Do not ignore these signs. Does my home have enough panel capacity for an EV charger?
Most homes with 200A service can accommodate a Level 2 EV charger without a panel upgrade. Older homes with 60A or 100A panels may require an upgrade first — but not always. Panel capacity depends on your existing load, not just the rated amperage. We assess your panel as part of our free estimate and give you an honest answer. If an upgrade is needed, we quote both the charger installation and the panel upgrade together.
